Sun Valley vs. Burbank Apartments: Which One Fits Your Budget?

Sun Valley and Burbank sit right next to each other in the San Fernando Valley, share the same freeway system, and even overlap in who commutes where. But when it comes to rent, they're two very different markets. Here's how they compare, and what that gap actually buys you.

How Rent Compares

Burbank rent has climbed steadily in recent years, with citywide averages now running around $2,936 a month overall — roughly $2,048 for a studio, $2,598 for a one-bedroom, $3,549 for a two-bedroom, and $4,830 for a three-bedroom, according to recent market data. That's a premium tied directly to Burbank's Media District, its walkable downtown, and its proximity to major studios.

Sun Valley, immediately next door, runs substantially lower across the board. Recent data has put Sun Valley's overall average rent somewhere between $1,850 and $2,250 a month, with studios often closer to $1,700 and two-bedrooms typically landing well under Burbank's average. For a comparable floor plan, that can mean saving $500 to $1,500 a month or more by choosing Sun Valley over Burbank.

What You're Actually Trading Off

Burbank's premium buys walkability, a denser restaurant and retail scene, and being a short walk from the Media District's studios. Sun Valley trades some of that walkability for lower rent and a quieter, more residential feel — while still sitting less than a mile from the I-5, which keeps Burbank, Glendale, and the rest of the Valley within easy reach by car.

Same Access, Different Price Tag

If your priority is proximity to Burbank's job market rather than living inside Burbank itself, Sun Valley offers nearly the same commute with meaningfully more breathing room in your budget. That gap can be the difference between a studio and a full one-bedroom, or between a one-bedroom and a two-bedroom with room to spare.

What Sun Valley Apartments Offers

Sun Valley Apartments is a community of eight garden-style buildings with studio through three-bedroom, one-and-a-half-bath floor plans, priced from $1,895 to $2,495 a month. Residents have access to a pool and lounge area, an on-site recreation room, on-site laundry, off-street parking, and online rent payments and maintenance requests.
